How to Choose the Right Lot for Your Custom Home

The lot you choose shapes everything that comes after it: the design, the cost of site work, and how the home lives once you move in. Before you fall in love with a piece of land, here is what we look at with our clients.

Location and daily life

Start with the practical: commute times, schools, shopping, and how the neighborhood is likely to develop. A lot in an established subdivision comes with streets, utilities and neighbors already in place; acreage outside town offers space and privacy but may need a well, septic system or a longer driveway.

Shape, orientation and views

The size and shape of the lot set the footprint you can build. Orientation matters in the Valley: where the afternoon sun hits, where the prevailing breeze comes from, and where you want covered outdoor space all follow from it. Walk the lot at different times of day before you decide.

Soil, drainage and flood zones

Flat land and clay soil mean water and foundations deserve a close look. Check the FEMA flood map for the parcel, ask about drainage on and around the lot, and plan on a soil test before finalizing the foundation design. These steps cost little compared with fixing problems later.

Utilities, access and restrictions

Confirm water, sewer, electricity and internet are available at the lot line, and what it costs to bring them in if not. Review deed restrictions, HOA rules and setback requirements—they can limit height, materials, or where the home can sit.

Budget for the site, not just the house

Clearing, grading, fill, driveways and utility connections are real costs that vary from one lot to the next. We help clients compare lots on total cost, not just the asking price, so the dream home starts on solid ground—literally.
