1. Permits depend on where your lot sits
McAllen, Mission, Harlingen and Brownsville each run their own building department, and a lot outside city limits falls under county rules instead. Each has its own review process, inspections and timelines. Knowing which jurisdiction you are in—and what it expects—is the first step in any realistic schedule.
2. The climate should drive the design
Long, hot summers, high humidity and strong Gulf winds are part of life here. Insulation, roof design, window placement, shaded outdoor areas and a properly sized air-conditioning system are not upgrades in the Valley—they are the difference between a home that is comfortable to live in and one that is expensive to cool.
3. Soil and drainage need attention early
Much of South Texas sits on clay-heavy soil that swells and shrinks with moisture, and flat land holds water after a heavy rain. A soil report, a foundation engineered for the site, and a drainage plan that moves water away from the home protect your investment for decades.
4. Budget with a cushion, and get pre-approved first
Construction financing works differently from a standard mortgage. Getting pre-approved with a lender before you design tells you what you can build, and setting aside a contingency for the unexpected keeps small surprises from becoming stressful ones.
5. Your builder matters more than any finish
Tile and countertops can be changed later; a builder who knows local codes, has relationships with the right subcontractors and communicates clearly cannot. Choose a team that walks you through every step—from pre-approval and lot selection to the final walk-through.
